If you can appreciate the awesome marketing power of the internet and websites like www.MLS.ca, I have a pretty awesome solution for selling your home.
Here's how it works:
When you list with a traditional agent, they place your home on the MLS® system. The listing brokerage offers to share the commission (usually half what you're paying), with all of the other Realtors® participating in MLS® system. This compensation is their incentive to sell your home.
What I'm offering you is the option of placing your home in the same MLS® system at a much lower total commission rate.
Just like traditional brokerages, we share the commission with the co-operating MLS® Realtors®, so that they will have the same incentive to sell your home as all the other homes listed within the MLS® system. The cooperating Realtors® earn the same selling commission they are accustomed to receiving from the listing side (2.5%), and I absorb the "discounted" portion of the total commission which is equal to 1.5% for an all in total of 4% + GST.
How can I sell Collingwood real estate for lower commission?
1/ Time management and The Power of the Internet. By owning my own servers, building my own websites and conducting my own search engine optimization procedures, I can keep my internet powered advertising expenditures to a minimum. Aside from placing your home on the MLS® system, conducting open houses and getting your property listed on mls.ca, you will also get your listing displayed in local newspapers (when I deem it necessary), and on no less than one half dozen other websites that I own and maintain myself (e.g. BlueMountainCondos.com.
2/ The law of dollar averages states that "The higher the volume, the cheaper the price".
But then again every item has a bottom line before you cannot eat. By charging a highly competitive, lower commission fee I should be able to attract more listings than most traditional agents, therefore, I can afford to earn a little less on each sale when I sell more homes, resulting in the passage of savings to my customers.

Competition Act Triggers Legal Battle Over Commission Rates makes for a good read. The Competition Act does not allow Realtors® to fix commissions nor does it allow for "OFFICE POLICIES" to dictate the amount of commissions to be charged but, we all have to make a living but not all of us have to make a "Killing".
If you consider my fully serviced marketing plan which streamlines the entire selling process, you save money and get great results all with a listing fee of 1.5%. Now THAT can add up to a lot of savings.
List on MLS for 1.5%???...
Simply stated, I concentrate on saving my clients money without reducing any levels of service! As a matter of fact, the level of service will increase as the volume increases. The fee for providing full real estate agency and marketing services is 1.5% of the sale price and my fully serviced marketing plan includes maximum exposure on the MLS® system, exposing my websites on local billboards, which in turn exposes your listing, newspaper advertising when necessary and exposing your listing on various Internet avenues that I own and some that I do not.
All other Realtors® are encouraged to show your property to their prospective buyers by offering them a co-operating fee or "selling broker fee" of 2.5%. When a co-operating real estate firm brings an offer that you accept, our firm will pay them 2.5% and retain 1.5%. Total fee: 4% + GST of the sale price.
So what does that mean in real money?
Do the math! If you are paying the traditional 5% with another real estate firm and your property is worth $300,000, by utilizing my listing and marketing plan you can save 1% or $3,000.00 and if I sell it myself, you can save 2% or $6,000.00, thus you are able to substantially reduce the cost of selling your real estate without reducing the effectiveness and quality of service.

Just because you pay a lower commission fee, it DOES NOT mean you sacrifice quality service. I am committed to providing you the same professional level of service that I have been providing my customers since 1990 and the same level of service, if not better, than what most Realtors® offer when they charge you 5 or 6% commission rates.
