Why do Collingwood area real estate owners pay real estate brokerage firms 5% or 6% to list their homes on MLS®???.. Fact is!!!..The system works! To sell homes, the Multiple Listing Service (MLS®) is the single, most powerful marketing tool ever initiated.

Most homes in Canada sell through the MLS® system.
The power of MLS® is based on co-operation and compensation. It's a proven fact that most properties are not sold by the listing firms. In reality, most sales involve two different offices, a listing office and a selling office.

What this means is that it is not so important which local real estate firm you choose to list your home with, as long as it is listed in the MLS® system. See Georgian Triangle MLS® listings on mls.ca

Can you pay less and still get listed on the MLS®?
In addition to internet marketing resources, billboard and newspaper advertising, open houses, my marketing plan allows you to enjoy the full power of the MLS® system for a maximum listing fee of 1.5% (+ GST).

If you can appreciate the awesome marketing power of the internet and websites like www.MLS.ca, I have a pretty awesome solution for selling your home.

Here's how it works:
When you list with a traditional agent, they place your home on the MLS® system. The listing brokerage offers to share the commission (usually half what you're paying), with all of the other Realtors® participating in MLS® system. This compensation is their incentive to sell your home.

What I'm offering you is the option of placing your home in the same MLS® system at a much lower total commission rate.
Just like traditional brokerages, we share the commission with the co-operating MLS® Realtors®, so that they will have the same incentive to sell your home as all the other homes listed within the MLS® system. The cooperating Realtors® earn the same selling commission they are accustomed to receiving from the listing side (2.5%), and I absorb the "discounted" portion of the total commission which is equal to 1.5% for an all in total of 4% + GST.

How can I sell Collingwood real estate for lower commission?
1/ Time management and The Power of the Internet. By owning my own servers, building my own websites and conducting my own search engine optimization procedures, I can keep my internet powered advertising expenditures to a minimum. Aside from placing your home on the MLS® system, conducting open houses and getting your property listed on mls.ca, you will also get your listing displayed in local newspapers (when I deem it necessary), and on no less than one half dozen other websites that I own and maintain myself (e.g. BlueMountainCondos.com.

2/ The law of dollar averages states that "The higher the volume, the cheaper the price".
But then again every item has a bottom line before you cannot eat. By charging a highly competitive, lower commission fee I should be able to attract more listings than most traditional agents, therefore, I can afford to earn a little less on each sale when I sell more homes, resulting in the passage of savings to my customers.

Ever wonder why the "Big Boys" do not publicly display or talk about comissions?
Competition Act Triggers Legal Battle Over Commission Rates makes for a good read. The Competition Act does not allow Realtors® to fix commissions nor does it allow for "OFFICE POLICIES" to dictate the amount of commissions to be charged but, we all have to make a living but not all of us have to make a "Killing".

If you consider my fully serviced marketing plan which streamlines the entire selling process, you save money and get great results all with a listing fee of 1.5%. Now THAT can add up to a lot of savings.

List on MLS for 1.5%???...
Simply stated, I concentrate on saving my clients money without reducing any levels of service! As a matter of fact, the level of service will increase as the volume increases. The fee for providing full real estate agency and marketing services is 1.5% of the sale price and my fully serviced marketing plan includes maximum exposure on the MLS® system, exposing my websites on local billboards, which in turn exposes your listing, newspaper advertising when necessary and exposing your listing on various Internet avenues that I own and some that I do not.

All other Realtors® are encouraged to show your property to their prospective buyers by offering them a co-operating fee or "selling broker fee" of 2.5%. When a co-operating real estate firm brings an offer that you accept, our firm will pay them 2.5% and retain 1.5%. Total fee: 4% + GST of the sale price.

So what does that mean in real money?
Do the math! If you are paying the traditional 5% with another real estate firm and your property is worth $300,000, by utilizing my listing and marketing plan you can save 1% or $3,000.00 and if I sell it myself, you can save 2% or $6,000.00, thus you are able to substantially reduce the cost of selling your real estate without reducing the effectiveness and quality of service.

Performance!!!...
Just because you pay a lower commission fee, it DOES NOT mean you sacrifice quality service. I am committed to providing you the same professional level of service that I have been providing my customers since 1990 and the same level of service, if not better, than what most Realtors® offer when they charge you 5 or 6% commission rates.

My services and listing marketing plans include:

  • comparative market analysis and pricing recommendations when listing the property
  • creation, correlation and distribution of adverting materials
  • exposure on the MLS® system
  • exposure in newspaper advertising
  • exposure on various internet portals controlled by myself and others
  • exposure of your home by conducting open houses
  • website exposure on billboards
  • viewing appointment co-ordination and management
  • access to an online reporting system detailing showing activity
  • presentation of all offers to purchase
  • assistance in negotiation of offers to purchase
  • co-ordination of details from listing to completion of sale.
The 1.5% listing fee is payable only on closing of the sale.
What you offer as a selling fee to the selling broker is your ultimate decision. Keep in mind that it is a lot harder to convince a purchaser to purchase your home than it is to list it. I highly recommend you offer a minimum of 2.5% to the co-operating or "selling broker" which will provide sufficient incentive for all buyer agents to bring buyers to your home.

Stir the pot and offer the co-operating or "selling broker" 3%.
Your still saving money as the total commission fee will be only 4.5%, which is still lower than the traditional fees charged by most other brokerage firms. The likelihood of a higher percentage paid to a selling Realtor® will most certainly divert his or her attention to your property.

Create a honey pot and swarm the bees. Offer the selling side 3.5%
By listing with me we can really get the buying side motivated with 3.5% selling commission
, which will bring the total up to the traditional 5% level charged by most Realtors®. Since traditional brokerage firms only offer a 50/50 split with the selling side (2.5% to list and 2.5% to sell), paying a 3.5% commission to the selling side will most certainly create buying anxiety amongst the local REALTORS® providing that your property is priced to sell.

Save even more!!!...
If I show buyers your home and they purchase it without another agent being involved, an additional selling fee of only 1.5% of the agreed upon sale price will apply. Therefore your total selling fee will be 3% giving you an even greater savings on the sale of your real estate.

If you are not totally satisfied with the services I offer, just let me know and I'll have my Broker of Record cancel the listing agreement at any time -- no questions asked.

Productivity!!!...
The backbone of my service and the primary reason that I can charge you less, is my use of technology. I utilize the power of the Internet to give your Collingwood real estate maximum exposure and to make your experience more convenient and efficient.

A study conducted in 2005 by the National Association of REALTORS® (NAR) indicates that 24% of people polled at that time used the internet as their foremost resource for locating their first home. (up strongly from 15 percent in 2004 and only 2 percent in 1997) and 77% of them are purchasing property as a direct result of that resource. As mentioned by 71 percent of polled buyers the second most largest source of information for buyers, is a yard sign. Taking into account that the survey was conducted back in 2005, there is no doubt in my mind that the numbers have substantially increased at this time.
